People often ask – “how much will it cost?” The simple answer to this question is…” it’s up to you”. That said, it’s important to know there are so many options on the market today it’s difficult even for the professional contractor to keep up with them.
The first thing that will determine how much the job will cost is your layout for the kitchen. Are you going to keep all electric and plumbing features in the same location and just upgrade? The cost differential is determined by how extensive the remodel becomes.
Factors that most affect the cost of a remodel are:
1. Relocating or demolition of existing walls. Are they structural or not?
2. The relocation or removal and installation of windows and doors. Obviously the product selection will factor into the ultimate cost.
3. The kind of exterior siding you have i.e. brick, vinyl, composite, aluminum or wood. How easily they can be matched. You might have to address a larger section of the house to make the transition smooth. Blending new with old is the key in remodeling. This is what distinguishes the difference between an expert job and a mediocre one.
4. Plumbing, if you require relocation of fixtures or additional fixtures, such as a sink, wet bar, wine cooler, ice maker, dishwasher, garbage disposal, heat even radiant flooring all play a role. Each job is unique and poses different challenges.
5. Electrical and lighting including gallery track, recessed, under counter, hanging, puck lights for effect in cabinets or any thing else you can dream up.
6. Cabinets, Countertops and Crown Molding. There are many options and grades of cabinets. Something to look for is the material the boxes (the actual cabinet frames) are made out of such as particle board, (MDF) medium dencesity fiber board or plywood. Be aware some of these products vary in thickness to keep cost down. In my opinion plywood is
the best material because of its strength and longevity. If you can not afford all plywood boxes, I would suggest at a minimum the sink base (the box that houses the sink) be plywood, as the other materials do not fair well with water.
7. Drawers and pull-outs Dove tail joints in drawers are much stronger than a mechanical connection. Options such as full extension hardware or rollers. Cabinet pulls knobs and handles.
8. Flooring, the most common of which are hardwood, tile, linoleum, cork, laminate.

The contractors do not set the pricing, you do. Sure some contractors charge more than others depending on over head cost, quality of work, how much they pay their team. Remember, it cost money to operate an efficient business and keep qualified staff. If you’re good at something you probably won’t do it for nothing. Nine times out of ten spending more on a good contractor will pay off in the end, in quality, peace of mind and over all efficiency to expedite the job to its complete stage.
Now you can enjoy your new space without the nightmares we so often hear about. Low cost jobs = aggravation, problems, disputes and worst of all uncompleted projects and possible litigation. Who wants that? Do some homework, set a budget and move forward form there. Your contractor can work within your budget most times.
